Who we are.

OFF ESTATE, trading as The Holiday Home Collective, based at Beigemsesteenweg, 1850 Grimbergen, Belgium, VAT/BTW number 0790749542, referred to as “we”, “us” or “The Holiday Home Collective”. These terms apply to every order placed through this website.

Our products.

We sell digital products (such as guides, templates, and checklists) that are delivered digitally, immediately after purchase, typically via download or access to a personal page. We do not sell physical products.

Prices and payment.

All prices are in euros and include applicable VAT unless stated otherwise. Payment is made in advance, via the payment methods offered at checkout. Once payment is successful, you get instant access to your purchase.

Right of withdrawal for digital products, please read this carefully.

As a consumer in the EU, you normally have a 14-day cooling-off period to withdraw from an online purchase free of charge. For digital content that is not supplied on a physical medium, like our downloadable guides and templates, we are allowed to exclude this right, but only if two conditions are met: you expressly agree that delivery starts immediately, before the end of the statutory 14-day withdrawal period, and you expressly acknowledge that you lose your right of withdrawal once delivery has started. That’s why we ask you to actively confirm this before completing your purchase. In practice, this means that once you’ve completed a purchase and been given access to the digital product, you can no longer withdraw from the purchase free of charge. We’re not doing this to be difficult, it’s the only way we can give you instant access, with no waiting period, to what you’ve bought.

Still had a problem with your purchase?

Even though the statutory right of withdrawal no longer applies once you have access to the product, we want you to be happy with what you bought. If something’s genuinely wrong, for example a technical issue with the download, a duplicate payment, or the product clearly not matching what was promised, contact us within 14 days at contact@holidayhomecollective.com. We’ll look at a fair solution on a case-by-case basis, but this is a goodwill commitment on our part, not a legal right or a guarantee of a refund.

Intellectual property.

All products (guides, templates, checklists, course materials) are protected by copyright and are intended solely for personal use by the buyer, for their own holiday home or rental business. You may not resell, share, publish, or distribute our products without our express written permission.

Liability.

We do our best to provide accurate, useful information and templates based on real experience in the holiday rental industry. However, we cannot guarantee any specific result, such as more bookings or higher revenue, outcomes depend on your own situation, property, market, and how you apply the guidance. We’re not liable for damages or lost income resulting from the use of our products, except in cases of intent or gross negligence on our part.

Have a complaint about a product or our service? Email us at contact@holidayhomecollective.com. We’ll respond within 10 working days.

Governing law.

These terms are governed by Dutch law. If a dispute arises, we prefer to resolve it through direct discussion before pursuing any legal route.
